How much does it cost for a student let rent guarantee?
£190.00 + IPT for up to 6 tenants (either individual lets or one joint tenancy) for up to 10 months cover and up to 5 1/2 months rent. Half a months rent excess

What is the acceptance criteria?
For a student let, there is no requirement to carry out a tenant vetting check on any of the students.

Different criteria applies depending on whether you grant tenancies individually on a per room basis or whether you let the house on one joint tenancy.

Individual per room student lets.

• The £190.00 + IPT fee includes up to six tenants individually in the same house (If there are more than six in the house, these can be covered but a fee of £190.00 + IPT is payable on every six tenants).
• Each tenant must be on their own Guild assured shorthold tenancy for normal student fixed term tenancy (i.e. September to June/July).

Each tenant must each have their own home owning guarantor and each guarantor must meet the following criteria:-

• Extended vetting search on guarantor produces a result; and
• Shows no ccj's, bankruptcy etc.; and
• Credit score is between 4 - 10 (inclusive)
• Guarantor must be a home owner as checked on land registry

Guild will NOT guarantee rent if following:-

• Guarantor not found; or
• Guarantor has ccj's, bankruptcy etc.
• Guarantor is not a home owner

What are the Landlord conditions?

• Landlord must be a member of the Guild of Residential Landlords without break throughout covered period
• Landlord must use Guild assured shorthold tenancy agreement
• Landlord must grant a normal student term tenancy (September to June / July)

Joint tenancy student let

• The £190.00 + IPT fee includes up to six tenants on one tenancy (more than six maybe on the tenancy but an additional £190.00 + IPT is payable per six tenants)

• The tenants must be on a Guild assured shorthold tenancy for normal student fixed term tenancy (i.e. September to June/July).

There must be at least one home owning guarantor and the guarantor must meet the following criteria:-

• Extended vetting search on guarantor produces a result; and
• Shows no ccj's, bankruptcy etc.; and
